Revenue per available night and occupancy trends over a rolling 90-day window are usually more actionable than raw bookings, especially if you're adjusting pricing seasonally. I've been cross-referencing my own numbers against market comps using ce site and the gap between my assumptions and actual neighborhood demand was pretty eye-opening. Turned out I was leaving money on the table every Friday night because I'd anchored my weekend rate to last year's baseline.
If you're managing more than two or three listings, pulling that data manually from the Airbnb dashboard just doesn't scale. You need something that aggregates it cleanly so you can spot patterns without spending three hours in a spreadsheet.
